Three superb lodges next to Grafham Water. Ideal location for fishing, water sports, cycling, bird-watching and walking, within 5 minutes walk from the water, on a farm with its own network of bridleways which is on the National Cycle Way and has ample parking.

Each lodge has a fully equipped kitchen/Dining/Sitting Room offering comfort for either self catering or b&b guests. Each lodge sleeps 4. The 3 lodges share a communal room with washing machine, drying facilities, sink, freezer and storage, perfect for sportsmen and their equipment.

Each twin bedded room has an en-suite shower room and it�s own television, tea/coffee making station and hairdryer. All bed linen and towels are provided.

Sorry no dogs or smoking in the rooms.

Full English Breakfast is served in the Dining Hall of the Old Farmhouse between
7.30-9.00am Monday-Friday
8.00-9.30am Saturday and Sunday

3 People £75 per night

Single Occupancy for Lodge £50 per night.

This will include; Bread, Butter, Tea, Coffee, Sugar, Shower Gel & Shampoo.

Non serviced rooms

The whole lodge for just £450 per week.

Serviced rooms

BOOKING CONDITIONS

1. Please leave your room in a clean and tidy condition. Any articles which are
damaged, broken or lost must be paid for. (Mattress replacement £!00)

2. Any reservation cancelled within 24 hours prior to arrival date is liable to be
charged in full unless the accommodation is re-let. All deposits will be forfeited.

3. We reserve the right to refuse any booking or to cancel any bookings already
made subject to refunding any deposit sums you have paid, without further
liability on our behalf. We suggest you have your own holiday insurance.

4. We reserve the right to terminate your stay if you or members of your party
are believed to be causing a nuisance to other guests or are not treating the
property with due respect.

5. We shall not be liable to you or any other member of your party for any
loss or damage to you or your property however caused.

6. Their must be no more members in your party than the room is designed
to accommodate.

7. You are required to vacate your room by 10am weekdays and 10.30am
weekends. Rooms are available from 4pm on the day of arrival (earlier
by arrangement).

8. Under new legislation smoking is now prohibited in the lodges and veranda
area.

9. No pets allowed.

10. Housekeeping will require access to your room for cleaning from 10am.
Guests on b+b only.

11. Parking is at owners risk.

12. Sportsmen are required to leave all wet outdoor clothing and equipment in the utility room provided.
